It seems a bit weird saying it is only days away from the official start of Spring because, in the real estate world, it has felt like Spring already for the last month!
Over the last few weeks or so, we have been receiving a lot of questions from both Sellers and Buyers about timing and when the right time to make a move would be, so we thought this would be a great blog topic for March.
Let us start with Buyers!
The reason why it feels like Spring already is because homes are selling like hot cakes; it seems like everywhere we turn, there are increased sales numbers when compared month-over-month and year-over-year.
There is no more “wait-and-see,” it is now “do it or miss out!” In February specifically we saw many transactions with subject-free offers, which hey, is not a bad way to go, but it is important to make sure you do it safely, which is why if you are considering doing that, consider these points:
- Make sure you have a qualified realtor that will help with the due diligence and prepare the offer for you because going into this situation hiring “just anybody” could get really messy. Now having said that, if your realtor is unable to answer a question, make sure to call a lawyer to get an answer.
- Always, always, always make sure you get something in writing from your bank/lender stating that you are eligible to get financing on the property you want to submit a subject-free offer on.
- Get an inspection before you submit your offer because once the offer goes through, there is no turning back!
- As they say in construction, “measure twice, cut once,” which is why you need to make sure you go through all associated documentation thoroughly before submitting your offer so that you understand everything!

ATTENTION ALL SELLERS!

Another option to consider as well could also be a rental in the meantime as there are a lot of options out there to accommodate; and hey, if your house does sell above asking like a majority are, then you can use the extra capital to offset the rental costs.
